Why do homes of similar size vary in price?

As Walter homes are builders of quality homes which endure time, we individually price each home to ensure the highest level of quality at the best possible price. In the present building environment building products, inclusions and designs are so wide and varied that each home has to be assessed individually to establish the correct price.

The engineering, materials and construction methods used in the building of your home will have a great bearing on the overall price of the project.
Also Local council fees can vary considerably effecting the cost of the building.

 

Can we make alterations to your standard plan to suit our requirements?

By all means we wish for your dream home to be as individual as your tastes and lifestyle requirements.

 

Is the facade of the home able to be changed to suit our tastes?

Sure. Whether you want a Federation, Tuscan, Contemporary or any other facade this will come down to your personal taste (a facade change will play a part in determining the total cost of the project).

 

Do we have a choice of building materials for our home?

Certainly. Walter Homes has a varied and numerous list of suppliers to draw upon to fulfil your design and building requirements.

 

Do you have an inclusions list for your homes?

Walter Homes elevates ourselves above the run-of-the-mill project home builders by offering higher standard inclusions as our base for all of our work, which in the long run will out last the competitors base inclusions.

How much a square metre does Walter Homes build for?

Our display home costs just under $985 per m2. However other designs can vary. The m2 rate of a home depends on its design, your block of land, the quality of inclusions, the materials used and the quality of construction.

 

Does Walter Homes P/L have plans and price lists?

We have designs available for you to go through. These homes have been individually, designed. Price lists on home designs can be accessed on application to David or Brett Walter.

Does Walter Homes P/L build on difficult or sloping sites?

Walter Homes P/L builds on any block, but please realise that the site costs will vary subject to the site conditions for example, a difficult block will raise the total cost of the project.

Can Walter Homes P/L build a house on bearers and joists?

Again it is all a matter of cost, but of course Walter Homes P/L can build on bearers and joists, for designs with wooden floors.

 

What materials does Walter Homes P/L use?

Walter Homes P/L will build a house with materials which will add value to the house and compliment the use and design of the house. With that said Walter Homes P/L will use its large range of suppliers to build any design you wish built.

 

What energy efficiency measures does Walter Homes P/L adopt?

All of our homes are designed to save you money on your energy bills. We recommend eaves, R2.5 insulation batts to your ceiling and R1.5 insulation batts to your walls, additional anticon insulation to the underside of your colorbond roof or sarking to the underside of the roof tiles, double sided wall sisalation to your external wall frames, solar or instantaneous gas hot water, smart glass to windows and sliding and bifold glass doors, extensive use of louvre windows for cross ventilation, dual flush toilets and watersavers to your showers.

 

Can I get help choosing colours for my house?

Yes. Our trained interior decorator/colour consultant and office staff are ready and able to help you with any questions regarding the colours and textures that you may choose to incorporate into your home.

 

How long does it take to build?

Depending on the size of the home, it normally takes anywhere between 16 weeks for a 200m2 single level home on a level block to 26 weeks for the average 350m2 two-storey home. An average 200m2 home on a sloping site generally takes 20 weeks.
