7 Easy Steps to Home Building

1.       Find a design you'll love to call home

Choose from our wide range of options, and talk to our experienced New Home Consultant to find home design that's right for you.

2.       Find out the costs

Ten days is all it takes for us to prepare your New Home Tender, once you've chosen your design and discussed the details with your consultant.
Because we obtain Survey and Soil Test reports specific to your site, you'll need to pay a nominal fee for us to prepare your Tender.

Once you have agreed on the specification brief and budget price, our surveyor prepares a contour survey of your property, if you do not already have one, so our design team can prepare a preliminary sketch design of your proposed new home for your consideration.

Our fees for a contour survey and preliminary sketch design drawings are between $1,600 - $3,500. We allow 3 major changes / revisions to the preliminary sketch design.

3.       Your Home Building Agreement

When you've accepted your New Home Tender, it only takes another ten days for us to prepare your Home Building Agreement, or contract.
Your agreement is a detailed document including full drawings, Energy Reports and Council requirements, and requires a fee to be paid.

 

4.       Development Applications and Council Approval

Our design team will then prepare detailed architectural drawings for your proposed residence, based on the agreed sketch design and budget, and submit them with them with the development application to the relevant local Council for approval. Our competitive fee's for preparing architectural drawings and processing the development application through Council are between $12,000 - $15,000.

5.       Authority to Commence Construction (ACC)

Walter Homes provides the ACC once we receive finance approval. On receipt of Councils Development Application Approval, all Bonds, security fees and conditions are to be addressed and satisfied. Once this has been achieved we will confirm the contract sum and a building contract will be signed with you based on the approved plans along with the specifications.

6.       Building your new home

Once the ACC has been issued, orders are placed for labour and materials and the building of your new Walter Homes home can begin. Construction will then commence within a month of the building contract being signed and a deposit of 5% of the building contract paid. Throughout the construction, progress payments are to be paid in stages as nominated in the contract.

7.       Completion

Walter Homes will present you with your new home to enjoy in the years to come.
